  • JOB DESCRIPTION

    • price/forecast the cost of the different materials needed for the project

    • prepare tender documents, contracts, budgets, bills of quantities and other documentation

    • track changes to the design and/or construction work and adjusting budget projections accordingly

    • procure or agree the services of contractors and/or subcontractors who work on the construction of the project

    • measure and value the work done on site

    • pay subcontractors

    • liaise with the client and other construction professionals, such as site managers, project managers and site engineers

    • select and/or source construction materials

    • write reports

    KEY SKILLS

    • Proficient with MS Office, especially MS Excel and the ability to learn how to use specialist software

    • Strong analytical and planning skills – Problem Solver

    • Analyze blueprints and other documentation to prepare time, cost, materials, and labor estimates.

    • Assess cost effectiveness of products, projects or services, tracking actual costs relative to bids as the project develops.

    • Consult with clients, vendors, personnel in other departments or construction foremen to discuss and formulate estimates and resolve issues.

    • Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates.

    • Prepare estimates used by management for purposes such as planning, organizing, and scheduling

    • Prepare estimates for use in selecting vendors or subcontractors.

    • Review material and labor requirements, to decide whether it is more cost-effective to produce or purchase components.

    • Prepare cost and expenditure statements and other necessary documentation at regular intervals for the duration of the project.

    • Prepare and maintain a directory of suppliers, contractors and subcontractors.

    • Set up cost monitoring and reporting systems and procedures.

    • Establish and maintain tendering process, and conduct negotiations

  • I. Planning

    • Construction PM is responsible to plan the build process

    • Understand scheduling and produce critical path and understand the timing of each stage.

    • Following each phase of the project to ensure that the project is completed on time.

    II. Resource Allocation

    • Any building project will need resources from hollow block and mortar to tools and basic amenities.

    • It is the responsibility of the Project Manager to have an understanding of what these are and ensure they are available.

    III. Staff Management

    • The Project Manager will be responsible for recruiting a team

    • allocate tasks to relevant managers.

    • identify suitable contractors who can complete the work.

    • Construction Project Manager should understand at which stage of the process each trade will need to be recruited.

    IV. Setting Benchmarks

    • PM will monitor ongoing projects

    • set benchmarks to monitor progress, this allows the PM to identify whether or not the project is on target to finish on time and within budget.

    V. Budget Management

    • The Project Manager is responsible for the financial planning and monitoring of the project.

    • Avoid going over budget

    • PM should consider continually forecasting, keeping the team informed of forecasts and changes and managing the scope meticulously

    • know the costs for unplanned construction work or resources and keeping that set-aside.

    KEY SKILLS:

    • Proficient with MS Office, especially MS Excel and the ability to learn how to use specialist software

    • Preferably knowledgeable or proficient in AutoCad and MS Project Software

    • Ensure that projects are completed within set timeframes.

    • Ensure that equipment is available throughout the building project.

    • Making sure that the project is completed within a financial budget.

    • Arranging meetings and ensuring that all stakeholders are aware of the project’s progress.

    * The Project Manager, will be responsible for ensuring that tasks are delegated effectively and staffs remain motivated to complete the project to a high standard.

    ** At times of uncertainty the project manager may be relied upon for his superior knowledge of the industry and specific problems.
